RENOVATED:
I haven't been updating the website for quite a while and have a few properties to post.  Here is the most recent Clearwater Capital project in Portsmouth, NH that just came on the market.  Gutted the entire house to the studs and put it back together along with an addition off the back to add a family room on the 1st floor and a master suite above.  Perfect Portsmouth-type house:

Renovated & Sold: 1 Stuart Street, Amesbury, MA

We're a bit behind on our updates.  Below this are some before and after pictures:  1 Stuart Street was purchased in late 2012, renovated, and sold in the spring of 2013.  The house was roughly 3,400 sq feet, 5 bedrooms, 2.5 baths, and a finished basement.  The renovations were extensive touching every surface including roof, kitchen, baths, flooring, etc...Thank you Any Season Painting for all of your time and effort and thanks once again to our agent, Jack Mahoney of Stone Ridge Properties, as we were able to sell the house for more than the asking price.

Renovated & Sold: 48-50 Raleigh Way, Portsmouth, NH - Summer 2012

Clearwater and an investment partner bought 48-50 Raleigh Way in the winter of 2012.  The duplex was in dire need of renovations after having been owned by the same family since the 1920's with minimal updates over the years.  We spent 2 months completely renovating the property with new kitchens, baths, windows, and paint.  The property was then split to two attached single family homes and each unit sold to first time buyers, separately.  See the below and after pictures:

Sold Spring 2012: 20 Dodge Street, Rochester, NH

Update: 20 Dodge Street was sold in the spring of 2012 after a full gut and renovation back to modern standards.  The only thing left of the old house was the foundation and the clapboard siding.  Every single inch of the house was gutted and put back together including the heating system, electrical, plumbing, 75% of the interior framing, etc...congratulations to the first-time buyer who bought the house. Purchased and Under Construction: 48-50 Raleigh Way, Portsmouth, NH

In a joint venture with a capital partner we purchased a duplex in the Atlantic Heights development in downtown Portsmouth, NH two weeks ago.  Just over a year ago we purchased, renovated, and sold a similar duplex from the same seller two streets over providing us with valuable knowledge of what these buildings require for work.  The plans include a complete renovation of the property and we will then split them to separate units and list on the market.  Expected time to complete is 5-6 weeks.
